Contact usThe dormitory is open exclusively to female students, particularly those enrolled at the University of Santo Tomas (UST) and nearby schools in Sampaloc, Manila. Applicants must present a valid school ID and enrollment certificate upon move-in. Priority is given to students who need safe and affordable housing close to their campus.
We offer single, double, and quad-sharing room configurations to accommodate different budgets. Room rates vary depending on the type and floor. All rooms are furnished with a bed, cabinet, study desk, and chair. For the latest pricing, please get in touch with our management office directly through the Contact page.
Monthly rates typically cover water (up to a set consumption limit billed separately), electricity, Wi-Fi access, use of common areas, and building maintenance services. Water billing beyond the standard allowance is computed separately and reflected in your monthly statement through DormEase. Laundry areas and comfort rooms are shared per floor.
The building gate is closed at 10:00 p.m. every night. Tenants are expected to be back inside the dormitory before curfew. In cases of special circumstances such as late exams or school events, tenants may coordinate with the management in advance to arrange late entry. Repeated violations of the curfew policy may result in a notice or penalty.
Yes, visitors are welcome within the designated visitor area on the ground floor. However, male visitors are strictly not allowed inside tenant rooms or upper floors at any time. All visitors must sign in at the guard station upon entry and sign out when leaving. Visitor hours are regulated and must follow the dormitory house rules.
Tenants can file a maintenance request directly through the DormEase app or web portal. Simply describe the issue, specify the location, and submit. Management will review your request and assign it to the appropriate personnel. You can track the status of your request in real time through your tenant dashboard.
All official announcements, including billing notices, scheduled maintenance, dormitory events, and policy updates, are posted through the DormEase platform. Tenants receive notifications on their registered devices. Physical notices may also be posted on bulletin boards per floor for important reminders.
Tenants who wish to end their stay early must submit a formal notice to the management at least 30 days in advance. Early move-out may be subject to terms specified in your lease agreement, including forfeiture of the security deposit or a prorated fee. We encourage tenants to review their contract carefully and coordinate with management as early as possible.
Yes. A guard is on duty at all times at the main lobby. The building is also equipped with CCTV cameras covering hallways and entry points, a biometric monitoring system for tenant arrivals and departures, and in-room intercoms connected directly to the guard station. These systems work together to ensure tenant safety around the clock.
Monthly billing statements, including rent and water charges, are accessible through the DormEase tenant portal. Statements are generated and posted each billing cycle so you can review your charges in detail. For payment methods and due dates, please coordinate with the management office. We recommend always keeping a record of your payment receipts.
